I found this plex and got easily thru the first 2 rooms called portal and hall, but in the third room called Sanctum, i got my self instant pop. Anyone have any information about this plex and how to pass this final room? Thanks.

Did you try Evelopedia?
Couldn't find 'Festering ruins' but similar sites...
http://wiki.eveonline.com/en/wiki/Crumbling_ruins Contains 'the portal' and 'the hall' but no sanctum
http://wiki.eveonline.com/en/wiki/Forgotten_Frontier_Conversion_Module Similar setup of site, but not the names and suggests to bring logistics to last room.

Something doesn't add up.
First, magnetometric sites normally only have one room. I don't really do magnetometric sites all that much, because the payout is generally sub-par, so I guess I could have missed one with more than one room.
I know there is a special radar site related to booster production, which has more than one room. In the final room there is a combined siege/stasis-turret trap that you land in, just on warpin. That WILL definitely kill you if you don't know what to do.
You say sanctum, which is odd, since there is another type of site called a cosmic anomaly, which also bares the name 'Sanctum'. This isn't a magsite (no cans to analyse or salvage), but it is very difficult for someone unprepared and I can believe it if you say you got blown up in one of those.

This plex/sig spawns in 0.0 COSMOS constellations only. It's different to normal signatures. Little is known about these sigantures to the EVE community and the people who know about them won't be stupid enough to share their knowledge due to good reasons. Thats all I can tell you.

Your description for that plex sounds pretty familiar to me. However, the one that I did was called "Hidden Ruins". The Mag-Site contains indeed several pockets. While the first and second pocket is inhabited by a pirate NPC faction, you will find drones in the last pockets. This means that your usually sufficing tank is most likely not going to withstand the change of dmg-type when entering the first drone-pocket.
After loosing an Ishtar in that plex, I decided to switch to an omni-tanked Tengu that did pretty well. The key in the 3rd pocket is to quickly get out of the warp-in by using your afterburner. After that, keep the transversal velocity high and avoid webbing drones.
The last pocket contains a Drone-Stronghold that may drop some nice loot - last time I received a Mindlink.
