I have an office in an unnamed system that I have had for a very long time, the only office I have had for any length of time. My next rent payment will be 1.25 mil isk and this is getting crazy.
Hey CCP, Why not index monthly office rent based on the number of offices the corporation is renting at the moment rather than simply running up the rent until its too painful to pay for ?!? I propose office rent be based on the number of offices being rented by the coporation. Come up with a fair number such as oh say "1" and then give bonuses for the length of time the office is held to reduce rent rather than increase it. I realize the intent of the current system of making rents crazy was to cause a few offending corporations to cease holding so many offices for so long but my corporation is not one of those.

Well, they might, but mostly for credit purposes. When they sell/rent property, they do it based on the value of the property, with such factors as location and demand.
So tell me why a small corp should be able to pay so little for prime real estate in Yulai because it is their sole corp office while other mega corps that do a lot of business have to pay more, yet boost the local economy. -------------------------------- CCP can patch away bugs, but they can't patch away stupidity. |

Or you'll unrent your office, find a cheaper one, and the real estate market functions as it should.

The rent in our office in Scheenins is over 3mil now! We've tried putting some of our offices up for sale and auction, but very little interest. So we're just going to let them go. As more and more people do this, it means that only the richer corps can afford to hold offices in popular systems. Pushing smaller poorer corps to lower security less popular system. Which is good in a way.

1.5mil, the main offices we want to keep are costing 2.6mil at the moment :(

Anyways, if the price gets up that high, that means there is a very high demand for that piece of real estate and people are actually paying that much for it. If you rented out properties and someone was willing to pay you a ****load of money and another person wanted to pay much less, who would you rent to? -------------------------------- CCP can patch away bugs, but they can't patch away stupidity. |

And on top of the above, I know for a fact there are still offices available in many, many systems that go for 10k a month in rent.

Imo CCP made a bad move with escalating rents. In the long run only the superich will have offices and labs. Many smaller corps and players are very frustrated and medium corps are dumping their real estate. People come to play an entertaining game and sometimes get away from real life. If CCP wants to keep players, then they need to change direction on at least this issue- and probably some others

Actually it is an excellent idea that has proved great results. A good example is Orvolle. Before all the factory slots used to be taken up all the time. Rent kept getting higher and higher until people stopped hoarding them because prices were in the millions. Now there are plenty of free factory slots and the prices are dropping, last I checked, they were only 250k.
It can work with corp offices. Prices will rise until one or two corps decide to unrent the office, then the others will start having their rent drop unless someone else rents a slot. -------------------------------- CCP can patch away bugs, but they can't patch away stupidity. |

You are only partially right there. When a company rents property for the purpose of having an office at that location they sign a lease. This means that the rent on said property stays the same for an extended period of time and will only raises or lower at the end of the lease not on a monthly basis dependant on the number of other offices rented in the same complex. Any real estate company that did that would find themselves bankrupt quickly because no one would rent from them or they would be fired by the owner of the property who would then find a competent management company. Also a property management company does care about how many other properties the person rents. If a corporation is renting a number of properties from the same property management company they are in a position to negotiate for a lower rent because they have the clout to do so or will be offered a lower rent because the property management company wants more of their business.
Since this isnÆt real life though it is a moot point to compare the way CCP has decided to play the rent game to how it really is. That being said I have to agree with the original poster, the way they have decided to play this is idiotic, to have a continually upward spiraling price with no end in sight but disagree with his proposed solution. Because a smaller corporation was lucky enough to find an office or lab space in a busy region is no reason to punish that corp though by having that office soon become a liability. They started doing this due to those morons that had 12 member corps and held 60 offices, one in each station in a 6 system radius. This was ok as a quick fix to start changing the way things were but CCP has had plenty of time to come up with a reasonable fix since then, they just havnÆt. Maybe it was because they figured that POS were the answer but we have all seen what a flop that has become. Whatever the reason they really need to readdress this issue and come up with a reasonable solution soon because it is getting a bit ridiculous. WhatÆs the answer? I donÆt know but then again itÆs not my job to know the answer, its CCPÆs.

I know for a fact of offices of corporations that is long since defunct still being listed, these no doubt help up the rent.
With the runaway rents we see now offices will go the way of the courier missions.
