Once the site has been created I will give the CEO admin privilages on their site which will allow them to do pretty much anything they want with the site.
We are always availible to help after the site is up and running and will not make any changes without your approval.
We will keep all of your secrets to ourselves as I must remain an admin on your site for the site to continue to be active.

100m sounds pricey for what amounts to all of about 5 USD/month worth of retail hosting costs.
Fact: Small corps killboards, forums and static web pages just simply aren't that difficult to setup, maintain and don't generate a whole hell of a lot of traffic.
You can pay this guy to host your corp website or you can let us do it for free in exchange for blues in-game. We're considering forming an alliance out of the blues we collect and can provide TeamSpeak access, IRC (or jabber, haven't decided yet), competent FCs, reimbursement programs, strategic support in the form of co-op fleets and a whole hell of a lot more crap to help your corp out.

What the man above said is bang on...and to be painfully honest...the sites you've listed as demos...oh god my eyes fell asleep on me...they are boring, drab and .. cr4p.
Those arnt something a corp or alliance paying your prices would want. You need to drop your prices, get some fresh ideas and remove the funeral march grey colour scheme...or continue to offer the same prices and bargain bucket colour scheme for the colour blind.
There are guys out there in Eve doing this and offering custom/tailor made sites for way less.
No offence for the above, but sometimes.. in Eve.. the only way to make people realise...is to be brutally honest.
