During the CSM meeting it was said that CCP is working on expanding the offices availible in stations. I suggest making those offices rentable based on the person standing with the owning corporation at time of rent.
NPC real estate is valuble. One would imagine that they were give preferential treatment to people that are in good standing with them. And one would also imagine they'd turn down people with bad standing towards them.
This would also implement a speedbump against those that would create office ***** alts with corporate management and run around renting offices in choice locations for resale. Those alts would have to have a good standing with the owning corporation, which is a time investment.
Finally, it would help bring some meaning to faction standing into the game as well.. Later it could be expanded to include the corp's overall standing with the owning corporation. And also recheck at time of lease renewal to require the corp to maintain good standings with the owning NPCs.

Charisma and diversified social skills would also be a factor here, not just earned standings. People seldom work their way up from scratch, they jump in at around the mark for the amount of smack they can talk and get away with.

Anything to prevent what I see coming:
Office space opening up at newbie starting corporation stations being snatched up 10 minutes after the server comes up on that patch day.
Offices in those stations are prime locations. They're recruiting boons and manufacturing godsends (no transporting issues for products to a eager market). Those offices should have a much higher price, with the prices declining the further you go from those stations. But they should also not be freely availible to just anyone with the isk.
It's time to start making people earn some of the advantages around here.

Tying office rent to the number and usefulness of the services provided at the station along with how frequented the station is would be sound marketing by the station owners, some AI please!!

Would not be much of a problem if they fixed some of the current problems with renting offices like:
Charging more then 1 ISK to rent.
Ability to cancel rent on an office
and there are more but these are the glaring mistakes.

It is hard to believe that all the office space is still booked up when so many folks who rented offices early on have left the game. Aren't these offices cancelled when a player leaves or do they just sit there booked in perpetuity?
