Every time a player docks at a station they are presented with a hanger space that they can chose to use or not.
Every time a corporation opens an office they are presented with a hanger space that they can chose to use or not.
Why couldn't every player/corporation be presented with a blank bank of factory/lab slots (if the station provides the services) that they can rent or not?
Actually, I don't think they even need to be rented. A usage fee could be charged at the time of use.
Plain and simple. No skill checks and no complex market based "real estate" model. If we can accept that every user can have a hanger at *every* station, why should it be so hard to accept that every station with a factory/lab module would provide every user with available slots? And right next to the "Corporation Hanger" button that is automatically available to every corporation with an office in the station, just put a "Corporation Factory" and/or "Corporation Lab" button.

I must agree that this would be the quickest and simplest solution to implement to relieve the current crisis with factory and research slots.
However in the long run I think it is over simplistic and is really "throwing away the baby with the bathwater". Just because the current rent market model does not work properly doesn't mean there isn't one that could work well.
I for one would really like the buying and selling of real estate to be an enjoyable and engrossing aspect of the economy and the game in general.
In fact, just to play devils advocate here, I think it'd be cool to see hangar space move to a rental model too. That is, as long as the rent system isnt a complete ass like it is now.

I think hangar space should be charged for and the rental fee should be based on volume of the items you are storing. You want to use up more space? Ok but it will cost you. A basic office is cheap and the fee inculdes a base storage amount. If you excede the base amount the rent goes up. Store 10 cruisers, a couple indies, thousands of rounds of ammo, missles, ships equipment etc. it gets expensive. Include items for sale in the volume used and suddenly inventory costs you money to maintain...When/if you ever own your own station you of course don't have to pay to store things.

While it is a pain sometimes not to be able to go to the most convenient locations and build or research things, that is the way of competition. Just think if everyone had the ability to setup shop in the same location, it would be chaos. There need to be limited real estate, which would more than likely be quickly bought up.
Over time, different players will get out of the building/research business and take up roles elsewhere or even meet an untimely demise. At such times their shots will open up, even if for only a short while. It does give the game a better feel as you can then get to know your local competition because they will be pretty much folks. It also helps, because small neighborhoods tend to develop where the builders/miners start to work together to keep out the rif-raff which tends to infect overcrowded areas.
I think the best solution would be to give those who currently own the real-estate an easy way to sell off their locations. Perhaps instead of just a full listed of ôRentedö, there could be an option that would say, ôFor Saleö and list a price which could be paid to take over the rent. Then as locations become ôPrimeö it would reflect is the sale costs. This sale method, would intern generate another profitable profession; Real-Estate Agents.

I think that would be a great idea. Instead of rented out slots people can hoard. You pay a service fee for the slot for the time you need. The more time bought on a station to research/produce things the more the price goes up. Production in crowded areas would get expensive and spreading out would lower manufacturing & research costs.

I think the salution is simple raise the rent to like 250k a week. Then the ones people dont use will be unrented. Cause they dont want to pay. Also realisticly the Megacorps wouldn't want the people renting them to make millions off them. They would raise the price so they made the profit. And if you think this is a high price it is not i can make 250k in 20mins buy mining. Corps and players only really need about 4 slots of each. Not whole stations. so the cost would be fare.

I agree, rental should just be expensive enough that corps can't monopolize the spaces unless they can make enough profit to cover it. Businesses in real life have to make the rent or leave.The game would be no fun at all if everyone could easily do everything. Why would anyone want a game world where each player can buy his own company all the skills to run it etc. So then we end up with a world full of identical players who can all make anything and need nothing from anyone else hmmmm.. don't think that sounds like something I want to be part of. Some corps will be able to control factories and slots other people should find other niches so everyone specializes and everyone has some unique value and we all need each other. Given time CCP can fix alot of things we just need to give input to help them prioritize the things that will help the game most but will still be good in the long run. Don't press them to make a quick fix that is good now then everyone stops playing in a few months , that would suck. Patience =)
