So I'm looking at my corp's office rental fee's for the past 6 months and they've gone 9, 10, 13, 7, 23, 60, 59 (all million) isk. Anyone know how this is calculated ?
I found this really old reference but there is no detail on how big the price changes (per day) should be http://www.eveonline.com/devblog.asp?a=blog&bid=169
Slots are supposed to respond to demand, but in my station, slots started opening up when the 60m bill came in (no surprise), and there are currently 6/16 free. So it's like how the hell can it rise 23-60 1 month and drop only 1 mill now that demand is way down at 60% ?
Any details greatly appreciated ? (so I can start planning for a move) |

As I understand it, rent rates are calculated daily. Each station has a standard allotment of offices. If more than one are free, the rent slowly drops each day this is so. I don't know if the amount of the drop relates to the number of free slots. Each day that only one slot is free, the rent stays the same. Each day that the allotment is full or exceeded, the rent goes up.
I don't know the formula used. I do know that popular stations have horrendous rates. The really popular stations are trade hubs, stations with factory or laboratory slots, mission hubs, or stations in a populous area with few stations at all. If planning on moving, try to find stations without labs or factories that are either off the beaten path or just underused. |

Being as it's calculated daily, it would need to have more than one slot free for the entire month in order to drop the same as it rose by being full for an entire month. If it only just freed up in the last day or so of the month, then it won't drop as much as it rose.
1 slot free means the price will not change.
The reason it's so quick to go up and slow to go down is mainly because you get a bill 30 days in advance, so essentially you can pay for 60 days as you rent an office. That means they can all be full for 60 days before people get their next bill and un rent. Bills are also calculated 30 days in advance, so if you currently have an office you're paying for how full they were 30 days ago, not at the time.
Also it doesn't take into account demand at 60%. It is only 2 slots or more free = drop, 1 slot free = same, no slots free = rise.

What's the deal with office rents anyway? Just ISK sinks? I mean it's not like it matters if there is 1 corp or 100 corps in a station you can't use the other ppl's slots anyway.
194M rental fee and going up wooo haha

I think it's simply to enforce SOME spreading. If they just had free rents, or non-variable rents, the best stations would NEVER empty any slots. The current system ensures the prices somewhat correlate with demand.

Yeah it forces people to spread out more. If we could all get offices in Jita 4-4 for a good price, think how much worse it would be. The contract system also helps with this, as to make corp contracts you need an office.

Not true although it does make it easier. If you can get the items in the delivery bay, you can set up a corp contract from there.
So, first contract assigns items for free to corp (non-public contract). Someone else accepts for corp so the items end up in the delivery bay. Now you can create a public corp contract from the delivery bay.
Other options are to make (limited to corporation if you prefer) courier contracts from your corp hangar/office to the location where you want to sell the stuff. When the courier has been completed, the stuff enters the delivery bay. From there again, corp contract to sell it through contracts.
Annoying thing this way is that you need two people active to complete the whole thing. One to create the contract and the other to accept it. Can't be done by the same person. If you really insist on doing it by yourself, you could sell the stuff on the market for corp and 5 mins later, cancel the order which delivers the stuff into the delivery bay. This costs some money as you have to pay the market fees.
I've seen in previous corporations that they try to rent corp offices everywhere they want to sell or buy some stuff for corp. Is hardly needed. You just need an office where you want to take advantage of the corp hangars.

Having to transfer personal > deliveries to contract and then deliveries > person to then sell on the market is a PITA, and I'm not sure if they've fixed it, but there was a bug where you couldn't contract ships from deliveries :\
Either way, it's sub-optimal if you want to make a large number of contracts.

Didn't know you could set up a private contract to yourself which you can then accept for corp. Good trick, thanks!!

Depends, if you don't haul the stuff yourself, it can be interesting to have a free of charge unlimited corp hangar at every station. Granted, you can't easily dump stuff in it, but with courier contracts for corp, they end up there automatically. While it's piling up, you create the sell contracts from a distance while doing other stuff.
